| Cloud & Ribelin Real Estate LLC is owned and operated by Judy Cloud and Ginger Ribelin. They teamed up in June of 2006. Currently, you can find Judy or Ginger at our Airport Branch opened in the Kenai Municipal Airport. We are next to Hertz Rent-A-Car and across from ERA Aviation. All listings obtained by this office will be displayed on our windows at the Airport.
Once you have listed your home with Cloud & Ribelin Real Estate, you can expect and receive the following results:
One of our eye-catching "For Sale" signs of Cloud & Ribelin will be placed on your property or residence.
Your listing will appear on the Alaska MLS (Multiple Listing Service) within hours of signing the contract. Your home or property will first be on the "Hot Sheet" indicating that it is a new listing and all REALTORSŪ in the State of Alaska will know that you have a brand new listing on the market & hopefully take immediate steps to tell their waiting buyers all about it!
We will take lots of pictures of your home. Not all are used, but we try to showcase all our listed homes to their best advantage. If the pictures are good and there are lots of them, then you will have the people who search listings via the computer want to see your property. No pictures, then usually, not as much interest.
Every Friday, we try to make changes to our listings that are showcased at the Kenai Airport. Yours will receive "special attention" and be focused on our glass windows there.
Your listing may be advertised in at least one of the real estate booklets that are provided FREE to the public and mailed out-of-town per requests.
Something new that we have added (effective March 2009) for our sellers is doing our listings with a Virtual Tour. We have a professional in this field come down from Anchorage and take the pictures. This is a superb way to promote your home.
We are proud to use the TALKING HOUSE units for all our homes listed with Cloud & Ribelin. We have had GREAT success by using these units, in fact, some of our homes have sold within 2-3 days after setting them up! Buyers love the freedom of not having to contact the REALTORŪ just to find out information on the home. All they do is turn on their radio and listen to all the pertinent facts. We have had Sellers tell us that on the occasion, they have had two cars at a time sitting in their driveways listening to the TALKING HOUSE!
We advertise your property regularly on one or more of the internet web sites. These sites are becoming ever more popular and your home or property will be seen all over the world.
We mail out "News of the Neighborhood" post cards to at least 30 homes within the immediate neighborhood letting them know that your home has been listed with us and to call us if they know anyone that might want to live in your neighborhood.
The above is just a few of the things you can expect from us with your listing (We don't want to tell ALL of our secrets!). We work very hard to get your home or land sold in a timely manner.
